About us

A systematic approach to ductwork

Effective duct cleaning is about source removal: physically dislodging contaminants from duct surfaces and capturing them under negative pressure. Spraying a deodoriser into a vent or vacuuming the first metre of duct does very little. We treat the ductwork as a system, working from the return air through the indoor unit plenum and out along each supply branch to its outlet.

South Brisbane's mix of apartments, converted warehouses and older homes means no two installations are alike. Flexible ducts, rigid sheet-metal trunks and long runs through tight roof spaces each need a different tool. We choose brushes, air whips and access points to suit, then photograph sections before and after cleaning. You receive a clear record of what was found and what was done.

What we clean

Technical services

Source-removal duct cleaning

Each branch is isolated and cleaned with rotary brushes or compressed-air whips while a HEPA-filtered negative-air unit holds the system under suction. Debris moves toward the collection point rather than into occupied rooms. Branches are cleaned in sequence, working toward the extraction point.

Camera inspection

We use an inspection camera to look inside duct runs before and after cleaning. It reveals debris build-up, crushed or disconnected flexible ducting and moisture staining that are invisible from the outlet. Footage is reviewed with you on site.

Plenum and return air cleaning

The return air plenum and filter housing often carry the heaviest load. We clean these surfaces, service or replace the filter, and check for gaps that let unfiltered roof-space air into the system. Sealing those gaps keeps the system cleaner for longer.

Rigid and flexible duct work

Sheet-metal trunks tolerate aggressive brushing, while flexible ducting needs gentler tools to avoid tearing the inner liner. We select equipment section by section to clean thoroughly without damaging the duct. Pressure and brush stiffness are adjusted for each material, and access points are chosen to reach the full length of every run.

Microbial treatment

Where inspection shows mould growth, we complete mechanical cleaning first, then apply a sanitising treatment to affected surfaces. Treatment is targeted rather than sprayed through the whole system by default. This keeps chemical use to what the inspection actually justifies, which many occupants prefer.

Condition reporting

After the job, you receive before-and-after photos and notes on anything worth attention, such as damaged ducting, poor filter fit or condensation. Useful for landlords, property managers and owners planning maintenance. Notes are written in plain language, not technical shorthand.

Signs to look for

Signs your ductwork needs attention

Grey halos around outlets

Dark streaks on the ceiling around supply outlets usually mean dust is being carried through the ducts and deposited as air leaves the grille.

Uneven airflow between rooms

A room that barely gets any air can point to a blockage, a crushed flexible run or a duct that has come away from its fitting in the roof.

Musty smell at start-up

A damp, earthy odour in the first minutes of operation often traces back to moisture and organic build-up somewhere between the return grille and the outlets.

Filter clogs very quickly

If a fresh filter turns grey within weeks, the return side may be drawing heavy dust, possibly from gaps that let roof-space air bypass the filter.

Unknown cleaning history

New owners and tenants rarely know when the ducts were last cleaned. An inspection sets a baseline so you can plan maintenance from real information.

Recent roof or ceiling work

Electricians, plumbers and roofers working in the ceiling space can knock ducts loose and stir dust into open joins without anyone noticing at the time.

Why choose us

What sets our work apart

Evidence, not claims

Before-and-after photos of the inside of your ducts show the result. You do not have to trust a quick glance at a clean vent cover.

Whole-system method

Return, plenum, supply branches and outlets are all addressed in a logical sequence, so a cleaned section is not recontaminated by an uncleaned one. The order matters.

Right tool per duct

Different duct materials need different cleaning heads and pressures. We match equipment to the installation instead of using one tool for everything. That protects the duct while still removing the build-up.

How it works

Four-stage method

  1. 1

    Assess

We review the system layout, duct type and outlet count, then run a camera inspection to record baseline condition and identify any defects.

  2. 2

    Isolate and extract

The system is powered down, outlets are sealed as needed, and a HEPA-filtered negative-air machine is connected to hold ducts under suction.

  3. 3

    Agitate and clean

Each branch is cleaned with brushes or air whips toward the collection point. The plenum, return air and outlets are cleaned in sequence.

  4. 4

    Verify and report

We re-inspect with the camera, reassemble, test airflow at outlets and provide before-and-after photos with brief notes on system condition.

The difference

What a methodical clean gives you

01

A verified result

Camera passes before and after cleaning confirm each branch has been cleared, so the outcome is checked against evidence rather than judged by the look of an outlet cover.

02

Steadier airflow

Clearing build-up from bends, take-offs and the return path helps air reach every room as the system was designed, which can make the house feel more evenly conditioned.

03

Defects found early

Looking inside the ducts often reveals disconnections, crushed runs or condensation issues that would otherwise go unnoticed until comfort or performance suffered. Finding them early keeps repairs simpler.

04

Records for planning

Photos and notes give owners, landlords and managers something concrete to file, compare at the next service and use when deciding on repairs or replacement.

FAQ

Technical FAQs

Source removal means physically loosening contaminants from inside the ducts and extracting them under negative pressure. It is the method recognised across the duct cleaning industry as effective. Fogging or spraying products into vents without mechanical cleaning may mask odours but leaves the dust and debris in place, so we always clean mechanically first.

It can if the wrong tools are used. Flexible ducts have a thin inner liner that aggressive brushes can tear. We use softer brush heads or air whips on flexible runs and reserve stiffer tools for sheet-metal trunks. If the camera shows existing damage, we photograph it and let you know.

Looking through a vent opening only shows the first few centimetres. A camera shows conditions deeper in the duct, including debris levels, disconnections and moisture marks. Inspecting before and after cleaning gives you a clear comparison and helps us confirm each branch has been properly cleaned.

Yes. We provide before-and-after photos and brief notes on the condition of the system. Landlords and property managers often find this useful for maintenance records or when discussing the system with tenants. Let us know when booking if you need the information sent to someone other than the occupant.

Cleaning only part of a system leaves contaminated sections that can redistribute debris into the clean areas once the air con runs again. We generally recommend cleaning the full system in sequence. If inspection shows certain branches are genuinely clean, we will note that and adjust the scope.

It depends on the number of outlets, the length of runs and how easy roof access is. A compact apartment system may take a few hours, while a larger house with long runs can take most of a day. We give you an estimate with the quote so you can plan around the visit.

Someone needs to let us in and should ideally be available at the end, when we walk through the findings and camera footage. In between, you are welcome to go about your day. For rentals, a property manager can arrange access if the tenant agrees.

If the filter is worn, torn or heavily loaded, replacement is sensible, because a tired filter lets dust straight back into freshly cleaned ducts. Washable filters in good condition can be cleaned and refitted. We check the filter during every job and tell you which option suits your system.
