Where inspection shows mould growth, we complete mechanical cleaning first, then apply a sanitising treatment to affected surfaces. Treatment is targeted rather than sprayed through the whole system by default. This keeps chemical use to what the inspection actually justifies, which many occupants prefer.
Brisbane's humid summers create the right conditions for mould in some duct systems. Cold supply air meets warm, moist air near outlets or in uninsulated sections, condensation forms, and dust gives spores something to grow on. Mould tends to show up as dark spotting on outlet collars, staining on the duct liner or a musty smell when the system first starts. It is not present in every system, which is exactly why we inspect before deciding whether treatment is needed at all.
Where growth is found, the first step is always mechanical cleaning. Removing the visible growth and the dust it feeds on does most of the work. A sanitising product is then applied to the affected surfaces, typically by targeted fogging or wiping in the sections the inspection identified. We do not treat the whole system by default. That approach keeps chemical use proportionate and suits households that would rather avoid unnecessary products inside the home. You can ask which product we use before the job.
Treatment does not fix the reason mould grew. If we find a likely cause, such as missing insulation, a blocked condensate drain or a leaking roof, we photograph it and explain what needs attention. Dealing with that cause is what keeps the ducts clear in the long run, and we would rather tell you about it than treat the same branch again next year.
Fogging without cleaning leaves the dust and dead growth in place, so the problem tends to return. Treating sections that are already clean adds chemicals for no benefit. We clean first, then treat only the areas where the inspection showed growth, which is more effective and keeps product use to a minimum.
It can if the conditions that caused it remain. Mould needs moisture, so condensation, poor insulation or a drainage fault will encourage regrowth. Removing the growth and its food source helps, but fixing the moisture source matters most. We point out likely causes so you can address them.

How it works
We review the system layout, duct type and outlet count, then run a camera inspection to record baseline condition and identify any defects.
The system is powered down, outlets are sealed as needed, and a HEPA-filtered negative-air machine is connected to hold ducts under suction.
Each branch is cleaned with brushes or air whips toward the collection point. The plenum, return air and outlets are cleaned in sequence.
We re-inspect with the camera, reassemble, test airflow at outlets and provide before-and-after photos with brief notes on system condition.
