The return air plenum and filter housing often carry the heaviest load. We clean these surfaces, service or replace the filter, and check for gaps that let unfiltered roof-space air into the system. Sealing those gaps keeps the system cleaner for longer.
Every bit of air your system conditions passes through the return first. It is pulled from the living area, through the grille and filter, into the return duct and then into the plenum attached to the indoor unit. Because it handles all of that air before conditioning, the return side tends to collect more dust, hair and lint than any supply branch. A filter that sits loose in its frame lets a share of that material straight through, where it coats the plenum walls and reaches the coil.
Cleaning the return properly means more than brushing the grille. We clean the grille and filter frame, the return duct and the inside of the plenum box, working under the same negative-air extraction used on the supply side. The filter is cleaned or replaced, and we check how well it seals against its housing. Small gaps around the frame or at the plenum joins are worth closing, because they draw unfiltered air from the roof space. It is a small job with a noticeable effect on how long the system stays clean.
In older South Brisbane and Highgate Hill homes, ceiling spaces can be dusty and well ventilated, which makes those gaps more significant. We note anything that needs a technician, such as a damaged plenum panel or a filter that does not suit the frame. A clean return path also takes some strain off the indoor unit, because the fan is no longer pulling air through a clogged filter and dusty plenum.
The return handles all of the air in the system before it is filtered and conditioned, so it meets every particle that is floating around the house. Supply branches only carry air that has already passed the filter. That difference is why the return and plenum usually show the heaviest build-up on our inspections.
Minor gaps around a filter frame or at accessible joins can often be closed during the visit using suitable duct tape or sealant. Anything structural, such as a damaged plenum panel or a failing connection at the indoor unit, is photographed and noted so your air conditioning technician can repair it properly.

How it works
We review the system layout, duct type and outlet count, then run a camera inspection to record baseline condition and identify any defects.
The system is powered down, outlets are sealed as needed, and a HEPA-filtered negative-air machine is connected to hold ducts under suction.
Each branch is cleaned with brushes or air whips toward the collection point. The plenum, return air and outlets are cleaned in sequence.
We re-inspect with the camera, reassemble, test airflow at outlets and provide before-and-after photos with brief notes on system condition.
