After the job, you receive before-and-after photos and notes on anything worth attention, such as damaged ducting, poor filter fit or condensation. Useful for landlords, property managers and owners planning maintenance. Notes are written in plain language, not technical shorthand.
A clean ceiling outlet tells you very little about what happened in the roof. That is why every job finishes with a record. You receive before-and-after photos of the inside of the ducts and plenum, along with short notes on what we found, what was cleaned and anything that needs attention. The notes are written for the person paying for the work rather than for another technician, so you can understand them without looking up terms. Photos are labelled by location, such as the plenum, the return or a particular branch.
Typical observations include flexible ducts that have come loose, runs crushed by roof framing, filters that do not seal against their frame, condensation marks and blocked condensate drains. Where something falls outside duct cleaning, we say so and suggest the type of trade to contact. We do not price repairs we are not doing, and we keep the notes factual. If a system is in good order, the report says that too. A clean bill of health is useful information as well, especially when you are deciding whether to spend money on the system.

No. It is a factual record of what we saw and did, with photos to support it. It is useful for maintenance planning and for conversations with tenants or trades, but it is not an engineering report. If you need something specific for a contract or a strata committee, let us know beforehand.
We go over the main findings with you on site before we leave, using the camera footage and photos. The written notes and image set follow once they have been compiled. If you need the record for a particular deadline, mention it when booking and we will plan around it.

How it works
We review the system layout, duct type and outlet count, then run a camera inspection to record baseline condition and identify any defects.
The system is powered down, outlets are sealed as needed, and a HEPA-filtered negative-air machine is connected to hold ducts under suction.
Each branch is cleaned with brushes or air whips toward the collection point. The plenum, return air and outlets are cleaned in sequence.
We re-inspect with the camera, reassemble, test airflow at outlets and provide before-and-after photos with brief notes on system condition.
